BOOKING TERMS AND CONDITIONS
Thank you for choosing to book with us, we hope you will enjoy your stay. The following terms and conditions apply to your booking. They form the terms of a legally binding contract between us and you.
Restriction on Bookings
Bookings will not be accepted for children under the age of 18 unless accompanied by a responsible adult.
Sub-letting of the cottage(s) is strictly prohibited.
Price
The price payable includes your chosen accommodation for the number of nights stated on your booking.
The price includes heating, electricity, bedding, towels and VAT.
Deposit and balance
A deposit is required at the time of booking.
If you book more than one month before arrival, the non-refundable deposit will be £100 for each property booked
The balance of the money due becomes payable one month before arrival. The balance will be taken from the same credit / debit card that was used to pay the balance automatically on the due date. Should you wish to pay with an alternative card, please do so using the link in the confirmation email before the due date. Failure to pay this balance amounts to cancellation and we are entitled to re-let your accommodation.
If you book one month or less before arrival you will be required to pay the full amount due for the whole of your stay.
Confirmation of Booking
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing by email.
Prior to that the booking will only be regarded as provisional. Provisional bookings will be held for a maximum of 7 days only.
Payment methods
We accept payment by credit or debit card and cheques. There is a charge of 1.5% for credit card payments, debit card and cheque payments are free.
Cancellation by you
If you cancel more than one month before arrival you will lose your deposit, but will not be charged for the remainder of your booking.
If you cancel one month or less before arrival, or fail to check in (no-show), or leave before your due departure date, we reserve the right to retain the full balance paid for the whole of your booking, less any costs saved by us as a result of your cancellation, for example if we are able to re-let your accommodation.
Cancellations must be made or confirmed in writing.
We strongly recommend you obtain holiday insurance to cover you for cancellations
Cancellation by us
In the unlikely event that we are forced to cancel your booking we will attempt to offer you alternative accommodation. If suitable accommodation is not available (or acceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of the cost of your booking. If suitable alternative accommodation is available, then this will not be regarded as breach of contract on our part and no compensation will be payable in those circumstances.
Amendment by us
If you have booked specific accommodation we will try to ensure that this accommodation is available to you. We do however reserve the right to change that accommodation. If this change is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of the cost of your booking. If suitable alternative accommodation is available, then this will not be regarded as breach of contract on our part and no compensation will be payable in those circumstances.
If you accept the new accommodation and the new accommodation is normally charged at a lower rate, then the difference will be deducted from the final balance due from you (or refunded to you in the event that the final balance has already been paid). If the new accommodation is normally charged at a higher rate then you will not be charged the difference. This is the limit of our liability to you in these circumstances.
Arrival and Departure
Your accommodation will be available to you from 3pm
You are required to leave by 10 am on the day of departure. If you fail to do so, we reserve the right to charge for any loss we incur as a consequence of this.
The accommodation must be left in a clean and tidy condition and we reserve the right to charge you if in our opinion the accommodation needs additional cleaning than would otherwise be reasonably expected.
Inventory and Appliances
An inventory of all contents will be in the accommodation. This should be checked and any deficiencies notified immediately. If you discover a problem with any appliance you should notify us immediately and not attempt repair yourself.
Damage, Loss and Breakage
We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. All damage, loss or breakages must be notified to us immediately
Minor breakages will not normally incur a charge, but we reserve the right to charge you for repairing or making good if the damage or breakage is significant.
The cost will be charged to you separately. If the damage is discovered after you depart, you will be notified in writing as soon as is reasonably practicable. We also reserve the right to charge if we are unable to re-let the accommodation as a consequence of the damage.
The owners or their representives shall be allowed access to the cottage(s) at any reasonable time for maintenace or inspection or in the case of an emergency.
Noise and Nuisance
You must not cause a nuisance or disturbance to neighbouring accommodation or behave in an unreasonable way. The playing of music or making any noise which is clearly audible in nearby accommodation is not permitted after 11pm. If we consider that guests are in breach of this policy, then we reserve the right to ask you to leave immediately. You will not be entitled to a refund for the balance of your stay.
Maximum occupancy
The maximum occupancy for your accommodation is stated in the brochure/website. This must not be exceeded and additional overnight guests must not be accommodated on our property under any circumstances. Breach of this policy will render you liable for further charges, calculated on a pro-rata basis. Alternatively we reserve the right to ask you to leave immediately.
Smoking Policy
We are a No Smoking Establishment. If we find that guests have been smoking in the accommodation, then we reserve the right ask you to leave immediately. Whether or not you are asked to leave, we also reserve the right to charge further sums if we are unable to re-let the accommodation whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of smoking is discovered after you depart.
Pets
Well behaved pets are permitted BY PRIOR ARRANGEMENT.
Pets are not permitted on the furniture, chairs or in bedrooms.
Owners are responsible for cleaning up mess immediately.
Dogs must be kept on leads/under close control at all times.
We reserve the right to charge a sum in the event of damage being caused, or additional cleaning being required. The cost will be charged separately. If the damage is discovered after you depart, you will be notified in writing as soon as is reasonably practicable. We also reserve the right to charge if we are unable to re-let the accommodation as a consequence of the damages.
Our Liability
We do not accept any liability for damage to your property or injury to you (or other members of your party) whilst on our premises unless caused by the negligence of us, or our employees.
Data
Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.
Law
Any dispute between us will be governed by the non-exclusive law of the English Courts.
